GENERAL SUMMARY

Oversee and coordinate all aspects of the ENOC / APEL real estate and tenant services program. This includes, but is not limited to, facility leasing, lease income coordination, contract negotiations, regulatory compliance, building and grounds maintenance and repair, tenant relations and services. In addition, perform marketing, budgeting, community contacts (local building owners, Hanford contractors, local economic developers, and real estate appraisers) to assess the local market and exchange information on commercial properties and tenant matters.

PRINCIPAL ACCOUNTABILITIES

Interface with Facilities and Commercial Engineering (F&CE) on building and grounds maintenance, and tenant building modifications requests. Coordinate landlord/tenant problem resolution and survey tenant satisfaction feedback. Maintain and promote an ongoing responsive relationship between landlord and tenants and other internal supporting organizations.

Prepare revenue budget and track invoice data for lease payment collection and services provided by internal organizations, monitor market rates and Consumer Price Index changes and adjust tenant lease rates accordingly. Work with Finance Business Representative to ensure that revenue generated is credited to the appropriate accounts and prepare Business Unit’s annual budget and monthly projections.

Oversee and coordinate Energy Northwest Office Complex (ENOC / APEL) facility additions, moves and changes. Monitor facility-related budgets to maximize building maintenance efficiencies and avoid unnecessary costs. Monitor facility lifecycle to prioritize equipment improvements / replacements.

Provide program management of facilities policies, procedures and occupant orientation. Ensure regulatory compliance and verify operational alignment with codes and permit requirements and reporting, including water, chemical, air emissions and fire control zones compliance.

Evaluate and analyze corporate real estate opportunities, including site selection and negotiation, strategic planning, disposition requirements and tenant services for existing leased properties at ENOC / APEL. Make recommendations to leasing manager and senior management, as requested. Monitor local commercial real estate market for trend changes and competitive rental rates to ensure that Energy Northwest is in alignment.

Negotiate tenant contracts, obtain input and coordinate with internal legal counsel, contract officers, asset management/finance, E&RP, F&CE, Information Services, Security, management and tenant contract personnel. Implement approved contracts.

Ensure the food service vendors provides a quality, affordable food service program for Energy Northwest and tenants.

Must participate on the Emergency Response team (ERO) when designated.

Must support the biennial refueling outage

Must provide support to Industrial Development Complex in scheduled rotation as IDA On-Call responder. Must serve as alternate Facility Emergency Director for ENOC when requested.

REQUIRED EDUCATION AND EXPERIENCE

Bachelor’s degree in Business Administration from an accredited college or university, with three years’ experience in real estate, property management or facility / administrative services. Additional experience in lieu of degree may be considered on a one-to-one basis. A high school diploma or GED is required.

Pay Range

$71,230.00 - $106,846.00 Annual

Midpoint:

$89,038.00

Typically, selected candidates are hired between the minimum and midpoint of the range, based on applicable experience and qualifications, market rate, internal equity, and budgetary allowances.

Offers will be negotiated based on each candidate's qualifications.

Incentive Compensation

This role may be eligible to participate in our annual incentive plan. Incentives are earned based on employee performance against defined metrics and company goals.
